This charming well appointed three year old villa, located near the town of Ginoles, in the center of Aude, in the Languedoc-Roussillon region, which is also reputed to be the sunniest in France.

Downstairs: 3 double bedrooms and a bedroom with a bunk bed and two open plan lounges, 2 bathrooms/showers, two kitchen/dining areas, several patio areas, tha main of which leads onto a large private swimming pool.

 

The villa itself is set within one acre of grounds, and provides magnificent mountain views all round. There is also a private small fruit orchard, containing apple, pear and cherry tree's from which you are more than welcome to help yourself. There is a large lawn area allowing for ball games and other fun activities.

access to BBC iPlayer, ITV player, 4OD, Demand 5, and other UK only websites, a laptop computer to browse the internet, can be connected to the TV to watch films, and equipped with a webcam and Skype for talking with friends or family, or for 24 hour support by talking with the owner or the helpdesk support engineer should you have any technical issues with the electronics, a printer to print your boarding cards, and last but not least a Playstation 3 entertainment console with numberous games and DVDs to keep you entertained should you wish to remain indoors. The lounge has direct access to the master kitchen and dining area, to the main patio and to the barbecue area.

The second lounge is equipped with comfy leather sofas, UK Freesat Satellite TV, French Cable TV, French broadband internet, UK VPN interenet access at broadband speeds with access to BBC iPlayer, ITV player, 4OD, Demand 5, and other UK only websites.

 

The lounge has direct access to the second kitchen and dining area, bathroom 2, bedrooms 3 and 4, the main patio and the utility room where the laundry washing machine is located.

The master dining and kitchen area is a large, open plan area that is the hub of the villa. It is equipped with a large dining table for 6, a kitchen area surrounded by a breakfast bar with stools, a large 5 hob gas stove with an electric oven, a microwave oven, a large american-style fridge freezer, a sink, a dishwasher, and the usual kitchen accessories expected in a 21st century home. This area also has a separate drinks bar area, equipped with a drinks fridge, the front entrance, through which the patio for bedroom 1 is also located, the rear entrance, which leads onto the main patio, direct access to the master lounge, bathroom 1, rear patio and the utility room where the laundry washing machine is located.

 

The second dining and kitchen area is situated on the south side of the villa providing great views of the mountains and sunshine throughout the day. It is equipped with a dining table for 4, a kitchen area, an electric 4 hob stove with an oven, a microwave oven, a large fridge freezer, a sink, and the usual kitchen accessories expected in a 21st century home. This area has direct access to bedrooms 3 and 4 and the front patio.

Ground floor: Bedroom 1, situated near the main entrance, is a double bedroom with a large double bed, 2 bedside tables with lamps, wardrobe, full length mirror, a floor fan, south-facing patio doors leading onto a patio. Bedroom 2 is ideal for kids, situated near the main entrance, is a bedroom with a bunk bed, wardrobe, a floor fan and patio doors leading onto a fenced off patio. Bedroom 3, situated near the second lounge and dining/kitchen area, is a large double bedroom with a large double bed, 2 bedside tables with lamps, wardrobe, full length mirror, a floor fan, an east-facing window and a south-facing patio doors leading onto the front patio providing fantastic views of the moutains all round. Bedroom 4, situated near the second lounge and dining/kitchen area, is a large double bedroom with a large double bed, 2 bedside tables with lamps, wardrobe, full length mirror, a floor fan, a west-facing window providing fantastic views of the moutains on the west side of the villa.

 

The upstairs master bedroom (available as an optional extra for £105 per week) is a very spacious upstairs VIP double bedroom with en suite bathroom, en suite toilet, a large double bed, a walk-in wardrobe and a south-facing balcony providing unparalleled views of the mountains!

 

The Bedrooms

The Plan of the Villa

The pool is open from end of March until November.

 

The pool area is a large wooden decked area surrounding the pool, with deck chairs and with a gate coming from the main patio. The area is completely surrounded by a gated fence to help prevent children entering the area, and thus the pool, unsupervised.

The pool itself is 9 meters long, 4.5 meters wide, 0.9 meters deep at the shallow end, which is accessed by steps, and 1.85 meters deep at the deep end. It has a special overnight cover which keeps a lot of the heat gathered during the day in, and thus providing a warm into the 30's degrees centigrade water, even in the mornings! It has an advanced filtering system and during the warm months is maintained by a pool man on a weekly basis to ensure clean and safe water.

The patios and driveway

There are a total of 5 separate patio areas. The main patio is the hub that externally connects both lounge areas, the pool, the barbecue area patio, the front patio and the driveway running along the side of the house. The front patio runs from the front driveway, along the entrances to the second kitchen and dining area, and bedroom 3 to the main patio, the rear patio runs along an entrance to the master kitchen and dining area, bedrooms 1 and 2 have their own patios, of which the bedroom 2 patio is fenced for safety reasons. The barbecue area patio has a large masonry barbecue, and is located near the main patio and is accessed from the main patio, from the rear patio and from the master lounge.

 

The driveway is large and expansive, situated at the front of the house by the front entrance, but also runs along the front side of the house towards the main patio and the pool area. If need be, up to 12 normal-sized cars could be parked within the driveway.

The villa is situated within an acre of grounds which comprises of a lawned area for ball games or sunbathing, two garden tables and benches, one situated near the gate, and the other near the water feature pond. There are flower beds strategically placed around the grounds to add a colourful touch, which are cared for by a gardener which comes weekly. There is also a small orchard with various fruiting trees containing apple, pear and cherry trees, and also an olive tree near the pool area, all from which you are more than welcome to help yourself!
